Application

All residents 18 and over must fill out an application (exceptions are dependents 18-20).

Verifiable Gross Income

Verifiable Gross Income must be 3 times the total rent. Unemployment income will not be considered.

Prior Evictions

All evictions and/or eviction filings within the previous 5 years is an automatic denial.

Strong Rental History

  • Good payment history with prior landlord
  • No lease violations

Felony Record

All felonies within the last 8 years are an automatic denial.

Credit History

Minimum score of 550 (avg if 2 applicants)


What we look for:

  • Strong on time payment history for the past 2yrs
  • No bankruptcies in the past 3 years
  • No Charge offs or collections in past 2 years
  • No repossessions in the past 2 years

Security Deposit Amount

For security deposit, we use the following parameters to determine the amount your deposit will be.

  • No Score: 2 times the rent amount
  • Below 550 - Denied
  • Scores 550 – 599: 2 times the rent amount
  • Scores 600-649: 1.5 times the rent amount
  • Scores 650+: 1 times the rent amount


Other negative items such as collections, no rental history, poor rental payment history, etc may be subject to an increase deposit of an additional 1/2 month.
